Five Things to Look for in Your Landscape Maintenance Contract


Having an attractive outdoor space on your property is a must. It’s good for the community and it’s good for business. But keeping it that way takes hard work.


As a property manager or building owner, signing a landscape maintenance contract is essential — but the fine print (or lack thereof) can be disconcerting.


We’ve already covered how landscaping can improve your bottom line. We’ve also identified five factors to consider when looking to hire a landscaping firm. But what about the contract? That’s an excellent question, and one we happily answer before any work begins.


You should feel confident before you sign the dotted line. Below are five aspects we always include in our contracts — and things you should look out for.


1. The length of the contract

Every contract is written with a specific timeframe. This is always a fixed amount of time (a year, usually). After this time passes, the contract renews — typically this is each year on its “anniversary.”


2. A clear scope of services

This is the “when” and the “what” of the contract. Our contracts will list schedules of included services. Over the years, we’ve perfected these schedules. And, since every property is unique, we also have the flexibility to allow for customization. You’ll have a clear idea of what to expect before the work even begins!


3. A straightforward pricing & payment structure

Make sure the services you’ve agreed to are clearly spelled out. At Landscape America, the majority of our customers are invoiced monthly based on total costs to take care of their property for the year. Occasionally, there are services that you may need to pay extra for, which can add unexpected costs. If you decide to change service plans or cancel your service plan mid-season, check what the consequences might be.


4. Our insurance coverage

Who’s responsible for damages? Request proof of insurance coverage up front. At Landscape America, we’re insured above and beyond the minimum requirements.


5. How we communicate with you

Once you’ve defined the scope of the work and the expectations you have for your contractor, ask them how communication will take place. Is there a point person you’ll be in contact with while under contract? At Landscape America, we have staff dedicated specifically to customer service who are always willing to lend you a hand.
